When buying new buildings (new construction):

For residential property (more than 4 years old with sale between private individuals and not for a “first home”) * :

Cadastral tax (Imposta catastale) 50 €
Mortgage tax (Imposta ipotecaria) 50 €
Registration tax ( Imposta Registo ) 9% of the cadastral value, but not less than 1’000 €
Stamp ( Marsa da Bollo ) 0 €
Notary services , the number depends on the value of the property

For residential properties on favourable terms as “first home” *:

Cadastral tax ( Imposta catastale ) 50 €
Mortgage tax ( Imposta ipotecaria ) 50 €
Registration tax ( Imposta Registo ) 2% of the cadastral value, but not less than 1’000 €
Stamp ( Marsa da Bollo ) 0 €
Notary services , the number depends on the value of the property

* Conditions to be fulfilled by the buyer when buying a “first home”:

The buyer must obtain a propiska (residence) within 18 months from the date of purchase.
For 5 years, the buyer must remain registered in the municipality to which the property purchased belongs.
The buyer may not sell the property during the 5 years unless he/she buys another property in Italy.
A greater percentage of the buyer’s economic interests/profits (earnings) must be located in Italy.
For those who do not speak Italian, the sale contract must be translated into their native language. The translation costs around 1’000 / 2’000 €, depending on the complexity of the contract.
