1. Characteristics
The area, primarily designated for residential use, is located in the upper section of the municipality and represents a secondary expansion zone of the main settlement. The urban development is linear, with some buildings set back from the street line, allowing for open and green spaces between structures.
Despite the creation of a defined building line, it is not continuous, preserving visual access to surrounding greenery.
Buildings generally do not exceed three above-ground floors and are surrounded by ample private green spaces, mainly for residential use. Overall construction quality is good, although some buildings exhibit lower-quality finishes.

2. Urban Planning Parameters and Building Regulations
All types of construction works are permitted.
1. All new buildings must include private parking spaces (P1), in quantities no less than those specified in the reference table for different land and building uses.
The same table specifies minimum public parking (P2) requirements, which must be included in relevant urban development plans. In the case of interventions under a Piano di Recupero (Redevelopment Plan), monetary compensation for urban planning standards is allowed, particularly regarding parking.
Parking standards (P1) for publicly relevant developments are always specified.
2. Private parking spaces may be located within the building, on adjacent land, on shared lots, or even on external sites not part of the plot, provided they are legally assigned to the building by a registered and officially recorded deed.
3. For residential properties, both usable living area and garage area may be included in the calculation of the total buildable surface.
4. For commercial or office use, 50% of the required P1 parking spaces must be public but located on the plot, outside of fenced areas and near the entrance, while remaining in private ownership with maintenance obligations on the owner.
5. For sports facilities and open-air venues (such as summer cinemas, dance areas, playgrounds, etc.), which only require P1 parking, the parking area must represent at least 20% of the total plot size.
The specified standards are considered minimum requirements according to this plan and must also comply with any additional applicable regional and/or national regulations.

The plots are located in the upper part of the municipality of Campione d’Italia, overlooking Lake Lugano, more than 300 meters from the shoreline.
